Most DA applications in the Northern Beaches Council require a Boundary Identification Survey, with limited exceptions such as internal alterations, change of use, or strata subdivision. If your site sits within a coastal management area, it may also fall under the Coastal Management Act 2016 and the Resilience and Hazards SEPP, which can call for extra assessment around erosion, tidal inundation, or foreshore boundaries.

Properties within the harbour catchment can trigger additional controls under the Biodiversity and Conservation SEPP. Properties in a heritage conservation area or containing a heritage item are governed separately under the LEP’s heritage provisions, and bushfire-prone or flood-affected land (including the Warriewood Valley release area) carries its own design and reporting requirements. Council typically refers applications to specialist officers, such as ecologists or engineers, which can add time if survey information is incomplete from the outset.
