What is a Net & Gross Lettable Area Survey?

A Net & Gross Lettable Area (NLA & GLA) survey calculates the total space that can legally be leased within a commercial property.



Net Lettable Area (NLA): The usable internal space available for lease (typically applies to office spaces).



Gross Lettable Area (GLA): The total area measured to external walls (typically applies to retail and industrial properties).

We use precise internal measurements combined with the Property Council of Australia’s Method of Measurement to ensure accuracy and compliance.

Why Do You Need a Net & Gross Lettable Area Survey?

A Registered Surveyor’s NLA & GLA report is legally required when:



Registering a commercial lease – Ensures compliance with leasing laws.



Preventing disputes – Avoids conflicts over rental space discrepancies.



Accurate rental valuations – Helps landlords and tenants agree on fair lease terms.



Securing financing & insurance – Banks and insurers often require precise area calculations.

Make sure your lease is based on certified, accurate measurements—not assumptions.

Trustindex verifies that the original source of the review is Google. C & A Surveyors has a great team, very professional. I requested a survey for my house and a delightful man showed up early and sat up his equipment. He was professional and very helpful and although it was a windy & cold day and a lot of climbs involved, he did the job nicely.
In addition to their surveyors, the account and scheduling team are also very good, responsive and on time.
I fully recommend C & A Surveyors for your next job.
