What is a Dual Occupancy?

A Dual Occupancy is the development of two dwellings on a single legal lot. This can include:



Attached dwellings (duplexes) – Homes that share a common wall



Detached dwellings – Two separate standalone buildings

Developing a Dual Occupancy can be a smart financial move, allowing you to:



Maximise land use and rental income



Increase resale value



Potentially qualify for subdivision into separate titles

Subdivision Options for Dual Occupancy

Once your Dual Occupancy development is completed, you may want to subdivide to create separate legal titles. There are two main subdivision methods:

Torrens Title Subdivision

Creates two completely independent lots
Each owner has full ownership of their land and home
Requires council approval and compliance with minimum lot sizes

Strata Subdivision

Separates dwellings into individually owned units
Includes Common Property (e.g., driveways, stairwells) managed by a strata scheme
No minimum lot size requirements, offering more flexibility

Not sure which option suits your project? Our experts can guide you through the process.

How Long Does Dual Occupancy Subdivision Take?

Torrens Title Subdivision Timeline

Council approval: 3–6 months (varies by council workload and site complexity)
Land Registry Services registration: Dependent on mortgage approvals, drainage works & council sign-offs

Strata Subdivision Timeline

Strata Certifier approval: As fast as 3 weeks
Council approval (if required): Up to 3 months

Trustindex verifies that the original source of the review is Google. C & A Surveyors has a great team, very professional. I requested a survey for my house and a delightful man showed up early and sat up his equipment. He was professional and very helpful and although it was a windy & cold day and a lot of climbs involved, he did the job nicely.
In addition to their surveyors, the account and scheduling team are also very good, responsive and on time.
I fully recommend C & A Surveyors for your next job.
