What Is a Cadastral Survey?
A cadastral survey is a land survey that defines the legal boundaries of a parcel of land. It’s how property ownership is formally recorded in NSW: identifying where one property ends and another begins, based on the Torrens Title system.
All land surveys in NSW must be carried out by, or under the supervision of, a Registered Land Surveyor, as required under the Surveying and Spatial Information Act 2002. Some survey plans are required to be lodged with NSW Land Registry Services (LRS) and becomes part of the permanent title record.
When Do You Need a Cadastral Survey in Sydney?
Cadastral surveys cover a range of property needs, from subdividing a residential lot into multiple titles, to creating an easement for shared drainage access, to consolidating multiple lots into one. Whatever the scope, the purpose is the same: establishing legally defined boundaries so your project can proceed with certainty.
Cadastral surveys are required at specific points in a project’s lifecycle, usually where a legal boundary needs to be identified, altered, or created. Common triggers include:
Before subdividing land
A registered survey plan is required before NSW LRS can issue new title certificates for subdivided lots, whether full Torrens, Community Title, or Strata Title.
Creating or registering an easement
Shared driveway access, drainage lines, or utility corridors must be defined and shown on a plan prepared by a Registered Surveyor before they can be registered on title.
Consolidating lots
If you’re combining adjacent parcels into a single title for development or ownership simplicity, a cadastral survey is needed to prepare a Consolidation Plan to do so.
Boundary disputes or pre-purchase clarity
Before buying, building a fence, or disputing a neighbour’s works, a cadastral survey confirms the legal position of your boundaries and identifies any ambiguities including lost or confused boundaries.
Converting Old System title to Torrens
Cadastral surveys known as Delimitation surveys are required to remove limitations pursuant the Real Property Act 1900 which is shown on a title. Whilst the limitation is shown, the state does not guarantee your land and it may be subject to claims of adverse possession by adjoining titles.

Our Surveyors locate existing boundary marks, reference marks and other evidence of boundaries. We measure and process the survey data, and one of our Registered Surveyors determines the position of the boundary all in accordance with the Surveying and Spatial Information Regulation 2024.
Plan preparation
For private use cadastral survey, we prepare a sketch which forms part of the legal documentation of your surevy. For survey plans to be lodged with LRS or an authority we prepare the survey plan (deposited plan or strata plan, depending on survey type) to LRS standards, and assist in obtaining all required endorsements and certifications.

Do I need a cadastral survey before I can subdivide or build?
For subdivision, yes – a registered survey plan is a mandatory prerequisite for NSW LRS issuing new title certificates. For construction, a cadastral survey isn’t always required, though a boundary identification survey is often needed before building near a boundary line to confirm setback compliance.
Does C&A handle lodgement with LRS, or do I need to arrange that separately?
The cadastral survey itself produces a completed, LRS-compliant plan; lodgement with NSW Land Registry Services is a separate step. We offer LRS lodgement as a dedicated service and can advise you on what’s required.
