What Is a Boundary Survey?
A Boundary Survey defines the boundaries of your property as defined in the deposited plan and title records held by NSW Land Registry Services (LRS). This ensures you know your rights and avoid disputes.
We research your title, deposited plans, and historical records before attending your site. On-site, we use high-precision survey equipment to locate, verify, and mark your boundary corners and lines with physical pegs.
When Do You Need a Boundary Survey in Sydney?
A boundary survey is the right call when:
Installing a fence or retaining wall: Under the Dividing Fences Act, fence lines must sit on the legal boundary. A survey prevents a costly relocation down the track.
Buying or selling property: Boundary discrepancies discovered after settlement are expensive to untangle. Verify before you sign.
Starting construction or an extension: A survey error at this stage can push a structure onto a neighbour’s land.
Subdividing or consolidating lots: A boundary re-establishment is the basis of any survey plan lodged with NSW LRS.
Resolving a boundary dispute: A certified survey is an important evidence accepted by NCAT and the courts.
What’s Included in a C&A Boundary Survey?
Step 1: Research & Planning
We pull your title certificate, deposited plans, and historical survey records from NSW LRS.
Step 2: On-Site Survey
Our surveyors attend the property, locate evidence of boundaries in the area through accurate measurements, and place physical boundary markers at corners and line breaks showing where the boundaries are.
Step 3: Certified Deliverables
You receive:
Boundary Survey Sketch: a certified legal plan defining your property lines
Physical pegs: boundary corners marked on the ground
Expert guidance: clear advice on next steps for fencing, construction, council approvals, or dispute resolution as well as notifying you of ambiguities identified by the survey
Your completed documents are available via C&A Connect, our client portal. You can track your job in real time, see when your surveyor is on the way, and download your survey the moment it’s finalised.
If a dispute proceeds to NCAT or court, your boundary survey is admissible as legal evidence. Our Registered Surveyors are also available to act as expert witnesses.
How Much Does a Boundary Survey Cost in Sydney?
Every property is different, so we quote each job individually. The main factors affecting cost are:
Property size and shape: larger or irregular lots require more field time
Site access and complexity: dense vegetation, steep terrain, or existing structures can affect on-site time
Availability of historical records: older or Limited Title properties often require deeper archival research
Complex and ambiguous cadastre: older and less developed areas where original survey marks and monuments have been destroyed and boundaries are consider confused or lost
We offer free, upfront, and transparent quotes with no hidden fees.
What About Limited Title Properties?
If your property carries a Limited Title, it means your title boundaries and title area are not guaranteed by the state. This is common in older Sydney suburbs like the Inner West. It means your title and land are subject to claims of adverse possession by adjoining titles.
C&A Surveyors can conduct a Plan of Delimitation, which involves surveying the property and lodging the plan directly with NSW LRS to have the limitation removed.

Boundary Survey FAQs
How soon can a surveyor attend my property in Sydney?
You’ll have a surveyor on site within a few business days of confirming the quote. We’ll give you a clear timeframe upon your request.
Do I really need a Registered Surveyor, or can I measure it myself?
In NSW, only a Registered Land Surveyor can legally re-establish and certify property boundaries. Measurements by a builder or homeowner have no legal standing for council submissions or dispute resolution.
Can I rely on existing fences, walls, or old survey pegs?
Not without verification. Fences often are not on the boundary, and old pegs shift or disappear.
What happens if the survey shows the fence is in the wrong position?
Your surveyor documents the position. You can then negotiate with your neighbour, correct the fence under a fencing notice, or pursue resolution through NCAT.
How long does a boundary survey take from booking to delivery?
Most standard residential surveys are completed within two to five business days. Complex sites may take a little longer; we’ll confirm at the quoting stage.
