What is a Land Survey?
A land survey is the process of accurately measuring and mapping the physical features and legal boundaries of a property. It forms the foundation for any construction, development, or property transaction, or even for neighbourly disputes.
Depending on your needs, a land survey may include:
-
Defining property boundaries
-
Recording natural and man-made features like trees, fences, buildings, and driveways
-
Identifying easements, encroachments, and restrictions
-
Providing elevation levels for drainage or building design
-
Setting out the exact location for new buildings or extensions
Land surveys are carried out by qualified professionals using advanced equipment like GPS, total stations, and laser scanners to ensure accuracy.
Whether you’re building, buying, subdividing, or renovating, a land survey helps you make informed decisions and avoid costly mistakes.
Is A Registered Surveyor Required?
In many cases – such as boundary determination, subdivisions, or surveys for council or legal purposes – a Registered Surveyor is not just recommended, but legally required.
Registered Surveyors in NSW are among the most highly qualified professionals in the property and construction industry. They undergo rigorous education, practical training, and government assessment to ensure the highest standards of accuracy, ethics, and compliance.
You can view our blog here about why you may need a Registered Surveyor for your job.
At C&A Surveyors, our team includes experienced Registered Surveyors who sign off on all legally binding surveys, ensuring your plans meet the requirements of the NSW Land Registry Services, local councils and private certifiers.

Benefits at a Glance
Avoid Boundary Disputes
Know exactly where your land begins and ends – before you build a fence, plant a hedge, or pour a slab. A survey helps prevent legal issues with neighbours or councils.
Build With Confidence
Whether you’re constructing a new home, pool, extension or commercial building, a land survey ensures every element is placed correctly and within legal boundaries.
Gain Council & Certifier Approval
Most developments in NSW require surveys for DA submissions, CDCs, or final occupation certificates. We make the paperwork easier by delivering plans councils recognise and trust.
Uncover Site Constraints Early
Our surveys can reveal critical details that impact design, cost, and compliance.
Save Time, Money and Rework
A small surveying investment now can prevent major delays or costly fixes later, especially if construction needs to be halted or altered due to incorrect positioning.

Land Survey FAQs
How much does a land survey cost in Sydney or NSW?
Costs vary depending on the type of survey, property size, complexity, and location. Basic boundary surveys start from around $800, while more complex or 3D surveys may cost tens of thousands. We provide individual quotes upfront based on land size, complexity, vegetation and type of survey, with no hidden fees.
What’s the difference between a boundary survey and a contour survey?
A boundary survey defines legal property lines and often includes pegging or marking on-site. A contour (also known as a detail survey or topographic survey) captures all visible features, elevations, and structures on your land – typically used for design, DA approvals, or site planning.
When should I get a survey - before or after I start designing or building?
Before. It’s best to complete your survey before starting any design, construction, or fencing. This ensures your plans align with real-world conditions and legal boundaries, avoiding costly changes later.
Do I need council approval before ordering a survey?
No. You don’t need council approval to order a survey. In fact, most councils and certifiers require a survey as part of your development application or compliance process. Getting one early helps smooth out approvals later.
Can I use my old survey plan, or does it need to be updated?
In many cases, older surveys may be outdated due to changes in structures, boundaries, or regulations. Many councils require an updated survey, usually less than 6 months old, if you’re planning new work or need current data for design or approvals.
What’s the difference between a contour survey and a boundary identification survey?
A contour survey (also called a detail or topographic survey) maps the natural and built features of a site, including slopes, trees, buildings, driveways, and ground levels – essential for design and DA submissions. The boundaries are in approximate location.
A boundary identification survey, on the other hand, maps out everything that a contour survey has but locates and marks the exact boundaries of a property. It’s typically used for DA and CDC approvals, fencing, dispute resolution, or confirming your lot size for compliance.
