Contour Surveys – The Foundation for a Successful Build
Whether you’re planning a new home, an extension, or a large-scale development, a Contour Survey (also known as a Detail Survey, Site Survey or Detail & Level Survey) is the foundation of your design process. Without it, architects, designers, and builders are working blind – risking costly mistakes, delays, or council rejections.
At C&A Surveyors, we make this crucial step fast, accurate, and hassle-free. As Sydney’s leading land surveying company, we’ve completed over 100,000 jobs since 2009, delivering surveys that meet council and industry requirements. What is a Contour Survey?
A Contour Survey (also known as a Detail Survey, Topographic Survey, Site Survey or Detail & Level Survey) is a comprehensive land survey that captures all existing features of a site.
This data is essential for architects and designers to create accurate building plans and obtain council approvals.
A Contour Survey provides valuable information about your property, but it only captures boundaries approximately in relation to existing structures. If you need precise boundary positioning, you’ll need a Detail & Identification Survey – which is required by some councils and private certifiers.
What Information is Included in a Contour Survey?
Natural land levels and contours
Accurately maps the slopes and elevations of your site, ensuring your design accounts for drainage, grading, and structural stability.
Trees, fences, and easements
Identifies existing trees, fencing, and legal easements, helping you navigate council regulations and avoid costly design conflicts.
Property boundaries and existing structures
Provides approximate boundary positioning in relation to buildings, ensuring compliance and guiding future construction or renovations.
Visible services and adjoining properties
Locates essential utilities and neighbouring structures, preventing encroachment issues and ensuring seamless integration with surrounding properties.
Why Do You Need a Contour Survey?
Contour surveys are often required when lodging development applications with your local council or private certifier. You’ll generally need one if you’re:
Building a new home or structure
Planning extensions or major renovations
Starting a residential or commercial development
Assessing drainage, flood levels or site gradients
These surveys provide a detailed snapshot of your site, including ground levels, existing structures, trees, and services, giving your architect, designer or engineer the accurate information they need to plan with confidence.
Having a contour survey completed early in your project can help:
Prevent construction errors
Improve design accuracy
Avoid costly surprises by revealing site constraints upfront
With C&A Surveyors, you’ll get a detailed and accurate contour survey – fast.
Contour vs Detail & Boundary Identification Survey
While contour surveys provide a comprehensive overview of ground levels, structures, and visible site features, many councils and private certifiers across NSW now request a Detail and Boundary Identification Survey instead.
This survey includes everything in a standard contour survey – plus the location of property boundaries based on legal title data and a boundary investigation.
You may need a Detail and Boundary Identification Survey if:
Your local council or certifier requires confirmed boundary positions
You’re building close to a property boundary
There’s any uncertainty or concern about the exact limits of the land
Unlike a basic contour survey, detail and boundary identification surveys ensure that all design and construction decisions are based on legally verified site dimensions. This reduces the risk of boundary disputes, non-compliance, and costly rework.
If you’re unsure which survey you need, we can advise based on your project and your council’s specific requirements – helping you get it right from the start.
Contour Survey FAQs
How long does a contour survey take?
We typically attend site within 24 hours, and you’ll have your completed Contour Survey within 72 hours after the site visit. Fast, efficient, and reliable – so you can keep your project moving without delay.
Will my survey be council-approved?
It depends. Our Contour Survey meets all surveying regulations, but some councils and private certifiers require a survey report with precisely defined boundaries. If that’s the case, you may need a Detail & Boundary Identification Survey instead.
To ensure you meet the right requirements, we recommend checking with your council, private certifier, or speaking with our team for expert advice.

What is a contour survey?
Contour Surveys, also known as Detail & Level Surveys or Topographical Surveys, note all the horizontal and vertical details of a property, and indicate all of the important physical features within a lot.
The survey will include important features adjacent to the lot, such as adjoining neighbouring windows as they face the subject property.
These physical features include both natural landscape features and existing man-made structures. For example, measured natural features could include vegetation and lakes . Man-made features are things like buildings, roads and fences.
Other measurements in a Contour Survey include the orientation of the lot in relation to the cardinal directions, or the elevation of the land in relation to sea level.
At C&A Surveyors, we measure and detail all features in 2D or 3D models. Conducting a Contour Survey like this is essential for a development application to be lodged with Council. However, these measurements also benefit you as the landowner, as they provide useful information that can dictate design and construction decisions.
Why do I need a contour survey?
There are three instances in which you would need to conduct Contour Surveys:
1. you want to construct a new structure or extend an existing structure on your property;
2. you need to pinpoint and record the physical features of your property for future reference; or
3. you need to showcase all the features of your property for land valuation purposes.
When it comes to new developments on your land, architects and designers start off with a Contour Survey to begin the design process. Some
All engineers, architects, and designers use Contour Surveys to draw up plans and documents. The physical features of the landscape hugely influence important design decisions like:
• how much space a new structure can take up;
• the place where the proposed structure will have the greatest structural integrity;
• the orientation of the new structure (which will determine wind protection, light exposure, etc.); and
• what features you will need to plan around (e.g. a protected tree).
Design and construction that is not tailored to the unique physical features of a lot can result in costly mistakes. For this reason, any design, building, land development or subdivisions may be preceded by a Contour Survey.
What documentation do you need?
C&A Surveyors will help you understand exactly what is included in a Contour Survey depending on your requirements.
Once the survey is completed, we provide you with a drawing file (DWG) for you to submit to your architect or designer to begin the design process.
Don’t feel daunted by the paperwork. We can talk you through the whole process and help you evaluate all your options to make this process as simple and stress-free as possible! Fully insured and registered contour surveying services.
